Who can live at La Pradera?

Everyone is welcome to apply. La Pradera is an affordable community, so eligibility comes down to household income and household size, nothing else. One quick call and we can usually tell you whether your household qualifies.

What are the income limits?

Household income must fall below limits that HUD sets each year for Lea County. The limits rise with household size and change annually, so the surest way to know is to call with a rough idea of your monthly income. Many working households in Hobbs are surprised to learn they qualify.

How much is the rent?

Current program rents are $519 per month for a one bedroom, $982 for a two bedroom, and $913 to $1,121 for a three bedroom, depending on your household's income tier. Rent is a fixed amount, not a percentage of what you earn. Program rents adjust from time to time, so please call to confirm today's exact rate and availability.

Is this the same as Section 8?

No, but the two work together. La Pradera is tax-credit housing: rents are already set below market for every home, and no voucher is needed. If your household does have a Housing Choice Voucher, it is welcome here. Call us and we will walk you through how the two programs combine.

Is there a waitlist?

When homes are open, there is no waiting list: you can apply right away and move in as soon as your application is approved. When the community fills, we keep a waitlist and call in order as homes come ready. Joining costs nothing, and we will always tell you honestly where you stand.

What makes the buildings different from other apartments in Hobbs?

The walls. Every exterior wall at La Pradera is insulated concrete form construction, solid concrete wrapped in insulation, and the whole community was certified LEED for Homes Platinum when it was built in 2011. In practice that means homes that stay quiet, hold their temperature through the West Texas-style summer heat, and cost less to cool.

Which schools serve La Pradera?

The community sits in the Hobbs Municipal Schools attendance zone. Campus assignments can change from year to year, so please confirm current school assignments directly with the district.

What documents will I need to apply?

Plan on a photo ID for each adult, Social Security cards for the household, and proof of income such as pay stubs or benefit letters. The office will give you the exact checklist when you apply and help you round up anything missing.

Can I have a pet?

Please call the office for the current pet policy and any deposits that apply. Assistance animals are always welcome in accordance with fair-housing law.

Is the community accessible?
